 Overall, MLS® unit sales activity reported through the Georgian Triangle Association of REALTORS® (which includes the municipalities of Collingwood, Wasaga Beach, Clearview, The Blue Mountains, Grey Highlands and Meaford) in 2012 totalled $571.9 million reflecting a 4.5% increase over 2011 sales of $547.5 million. A total of 1,953 properties changed hands in 2012 versus 1,866 in 2011, an increase of 4.7%. Sales in virtually all price ranges increased in 2012 with the exception of sales over $1 million, which reflected a 10.3% decrease for properties valued over $1 million sold in 2011.

The Municipality of Grey Highlands and Wasaga Beach showed the strongest demand for residential homes with 2012 MLS® sales activity up 59.7% and 10.4% respectively, versus 2011. The Town of Collingwood and the Municipality of Meaford had significant increases in MLS® sales activity in 2012, up 9.2% and 9.1% respectively, versus 2011. Residential sales in the Blue Mountains for 2012 were up a modest 3.9% over 2011 figures, whereas MLS® residential sales activity in the Township of Clearview was down 14.2% in 2012 versus 2011.

Slower sales activity in November and December resulted in total 4th quarter sales being 4.6% lower than 4th quarter of 2011. The month of October 2012 was the strongest listings and sales month of the 4th quarter, with 530 new MLS® listings, and 217 sales. Unit sales below $250,000 totalled 210 in the 4th quarter of 2012 marking a 12.1% decrease over 4th quarter 2011 results; in the $250,000 - $499,999 price range, 4th quarter sales of 170 properties represented a decrease of 4.0% over the 4th quarter of 2011. In the $500,000 - $999,999 price range, 4th quarter sales of 51 properties reflected a remarkable 45.7% increase in this price range for 2012, compared to the 35 properties sold in the 4th quarter of 2011. Lastly, sales activity in the $1-million plus price range during the 4th quarter of 2012 totalled 4 properties, compared to the 5 homes sold over $1-million in the 4th quarter of 2011.

The number of new MLS® listings during the 4th quarter of 2012 totalled 1,208 units, down 1.4% from the 4th quarter of 2011. The number of expired listings for 2012 totalled 3,276 properties, up 2.2% over last year. Fourth quarter statistics reflect the fact that approximately 1 in every 4 houses listed for sale, actually sell.

Second best April on record for Georgian Triangle home sales

Residential sales activity recorded through the MLS® System of the Georgian Triangle Association of REALTORS® remained very strong in April 2012, marking the seventh consecutive month of double digit year-over-year growth. Go to  http://creastats.crea.ca/coll/ for the full report.

According to statistics provided by the Association, home sales numbered 186 units in April. This was the second best April sales figure ever reported. The record was set back in 2002. It was also an increase of 27 per cent from April 2011.

Some 543 homes have traded hands so far this year, up 22 per cent from levels in the first four months of 2011, and the second best start to any year on record after 2002.

The average price of homes sold in April was $303,657, an increase of seven per cent from April 2011.

New residential listings numbered 575 units in April 2012, up nine per cent from a year earlier and the highest level of any month on record.

There were 1,656 active residential listings on the Association’s MLS® System at the end of April 2012, an increase of four per cent from levels at the end of April 2011.

There were 9.8 months of inventory at the end of April on a seasonally adjusted basis, down from 10.3 months at the end of March. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

The value of all residential transactions in April was $56.4 million, jumping 37 per cent from a year earlier. This was the highest monthly dollar volume on record.

Sales of all types of properties numbered 206 units in April, an increase of 22 per cent compared to the same month in 2011. The total value of all properties sold in April 2012 was $60.5 million, up 22 per cent on a year-over-year basis .
