How to Sell Your Home in 17 days
Be IN the Market, not just ON the Market. Price is everything these days. We are in a very competitive market, but homes are still selling. A Buyer's Market does not mean that you have to take a huge reduction in your asking price, you just have to price it right in the first place. When deciding on a listing price, many different factors are taken into consideration:
Market conditions
Condition of your home Repairs or improvements
Selling timeframe
Amount needed by the seller to discharge mortgage and other debts.
Knowledge of market conditions and recent statistics is crucial today. The days of sellers dictating the sale price are over due to an over-abundance of listings to choose from and the economic difficulties we are encountering currently. Pricing intellegently is very important, there is no longer a chance to test the market and see if you can get a higher price. The competition is fierce, but as always, well-kept homes that are properly priced in the beginning always get you the fastest sale for the best price.
#3 Tanager Crescent is a good example of this. I was very excited to list this home as it was beautifully decorated with many custom finishes, lovingly maintained and in a great neighbourhood. We priced it in accordance with the most current market statistics even though it was tempting to try for more since it was such a beautiful home. Showings were booked immediately and an offer was given by the first people who viewed the home. We stuck firmly to our list price, there was very little room for price negotiation, and it sold for 99% of the list price in 17 days. To allay any fears by the sellers that the home might have been underpriced, the bank appraisal came in at exactly the selling price.
